Deposit – Our deposit is one month’s rent and this is held with the DPS (Deposit Protection Service - Membership no. 1232868).

To secure a rental property, we will require One Week’s Rent which will then be deducted from the first month’s rent. Should you decide that you do not wish to proceed with the tenancy, the holding fee is non refundable. Also, if you do not commence your tenancy on the agreed date, and we are unable to agree a new date, then you could lose the full amount of the holding deposit. If it transpires that you have provided false or misleading information, then you may also lose your holding deposit.

You will be charged for loss of keys and a call out fee of: £50.00 plus VAT – during working hours or out of hours £125.00 plus VAT including weekends.

You may be charged for late payment of your rent. If your rent is paid 28 days late, from the date on which the payment is due. The interest on the late payment will be capped at 3% above the base of England base rate.

If we need to make an amendment to your Tenancy Agreement. i.e add or delete a tenant, then a charge of £50 plus VAT will be charged.

Replacement Tenancy Agreements or further copies will be £10.00 plus VAT
